Pallavi Constructions is a construction and interior designer in Bangalore with over ten years on site. Your civil work and your interiors sit on one contract, with one completion date and one person you call when you have a question. No handing you from a contractor to a carpenter to a designer who has never seen your plot.
WHERE WE TAKE UP RESIDENTIAL CONSTRUCTION IN BANGALORE
Most people building a house in Bangalore end up managing the project themselves.
Four parties, four excuses, and an owner doing the coordination on weekends. A contractor for the civil work. A carpenter for the interiors. An electrician who answers on alternate days. A designer who has never stood on the site. Work falls through the gaps between them, and the gaps are exactly where your money goes.
Pallavi Constructions was set up to close those gaps. In more than ten years of home construction in Bangalore, our civil team and our interior team have always sat in the same office and worked off the same drawing set. That is why the plumbing points match the vanity, the false ceiling matches the light plan, and nobody breaks a finished wall to run a pipe someone forgot.
The same team also handles commercial and industrial work — retail floors, clinics, office buildings and small factories — so the planning discipline that comes from a project with a launch date carries straight into the house we build for you.

Take the whole package or just the part you need. The drawings and the rate card work the same either way.
Independent houses, duplexes and small apartment blocks. Soil test, drawings, BBMP or panchayat sanction, structure, finishing and handover — all on one agreement, with one team answerable for it.
Layout, false ceiling, lighting, wardrobes, wall finishes and furniture, delivered as one job with 3D views approved before anything is cut.
Retail floors, clinics, office buildings and small factory units, built to a programme you can plan a launch date around.

We come to your plot or flat, measure it, and tell you what the site allows and what it will realistically cost.

tracked weeklyWe walk the property with you, clear the snag list, hand over bills and warranty papers, and stay reachable afterwards.
+30-day snag windowOur interior team comes in at drawing stage, not after possession. That is the only reason switchboards land where the furniture actually goes, and the false ceiling fits the light plan instead of fighting it. If you already own a flat, the interiors run as a standalone job on exactly the same terms.
Already own a flat? Interiors run on the same published rate card and the same written handover date. Loose furniture and appliances stay yours to buy.
See interior ratesSix unknowns cause almost every argument on a construction site. We have removed all six, and the card beside this is what that looks like on an ordinary Saturday morning.
Stage 4 payment falls due after deshuttering. Nothing is requested until you have seen it.

We built the structure and then did the interiors, so ceiling levels, light points and wardrobe depths were settled together at drawing stage. Nothing had to be chiselled open afterwards.

We were in Dubai for most of the build. The Saturday photos and the video walk before each payment meant we never once felt out of the loop. The house was ready two weeks before the date in the agreement.

The published rate card is what sold me. I held it against two other quotes and found out one of them was quietly using a cheaper cement. That comparison saved me more than the price difference.

Our old Jayanagar house had leakage in three rooms. They opened it up, showed me the cause before quoting, and finished the waterproofing and new flooring in six weeks flat.

The kitchen is the part I use every day and it is the part they got most right. They measured twice, and the hardware brands were exactly what was written in the quote.

Indicative only. Built-up area is assumed at 75% of the plot per floor. Your real number depends on soil, setbacks, sanction and the choices you make — we confirm it in writing after a free site visit, and that written figure is the one we sign.
Four packages. The difference between them is the specification, not the quality of the work — the same engineers and the same trades build all four. Every brand listed below is what actually arrives on site, and the supplier bills come to you.
A sound, honest house. Right for a rental block or a first home where the budget is the real constraint.
The one we recommend for an own-use home. Better finishes where your hands touch them, the same structure underneath.
A clear step up in everything you see and touch, without going fully bespoke. Most upgrade requests land here.
Architect-led and specified line by line with you. For a house you intend to keep for thirty years.
Rates are per sq ft of built-up area and hold for plots inside BBMP limits with normal soil and road access. Rocky soil, deep foundations, a basement or a difficult approach change the number — and we tell you that on the site visit, not after the agreement.
This is the list most builders save for the final bill. Reading it now is a lot cheaper than discovering it in month seven.
You will change your mind — everyone does. We price the change in writing, tell you what it does to the completion date, and start only after you approve it. Nothing gets built quietly and billed at the end.
Eight releases, each tied to something you can walk up and touch. No stage falls due on a calendar date, and none of them is due before the work is finished.
Nothing is released on trust. You, or someone you nominate, inspects each stage before payment. If you are abroad, we do it on a video call and send the dated photos the same day.
If yours is not here, call us. We would rather answer it now than after the agreement is signed.
Ask us your questionOur packages run from ₹2,000 to ₹3,000 per sq ft of built-up area, and the specification behind each rate is printed openly on this page. What moves your final number is soil condition, foundation depth, setbacks, sanction and the finishes you choose. We confirm the exact figure in writing after a free site visit, and that written figure is the one we sign.
It is an honest indication, not a quotation. It uses our real package rates and a standard 75% built-up assumption, so for a normal plot it lands close. Rocky soil, a deep foundation, an awkward road approach, tight setbacks or a basement can move it. The written estimate after the site visit is the binding one.
Usually because the specification is thinner, and sometimes because items have been left out of the scope entirely. That is exactly why our rate card names brands. Take the list on this page to any other quote and ask them to fill in the same rows. If they will not, you have learned something useful.
Yes. We prepare the architectural, structural and services drawings and help with BBMP or panchayat plan sanction, khata and completion formalities depending on where your plot falls. You stay the applicant, we do the running, and we tell you where the file is sitting. Government fees are paid at actuals and the receipts are yours.
Yes, and plenty of our clients do. If you have already taken possession of a flat or built elsewhere, we design and execute only the interiors on the same terms: measurement, 3D views, a line-by-line quote, then execution against a written handover date.
A G+1 house on a normal plot usually takes nine to twelve months from the day drawings are approved, and interiors add a few weeks depending on scope. Your programme is written into the agreement at the start, with the stage dates you can hold us to.
The completion date sits in the agreement along with the conditions that can extend it — essentially your own changes, approvals sitting with a government office, and weather stopping concrete work. Anything that is our fault stays our problem. If a stage slips, you hear about it in that week’s update, not at the end.
Structural work, waterproofing and interior joinery each carry a written warranty period, and manufacturer warranties on fittings and appliances are handed to you along with the bills. The exact periods are listed in your agreement, so nothing depends on anyone’s memory.
The site visit is free and commits you to nothing. You walk away with the written version of the number you saw at the top of this page, a realistic timeline, and an honest view of what your plot can actually take.
Fill this in and we will call you back the same working day with a line-by-line breakdown.

We use your number only to discuss your project. No marketing calls, and nothing shared with third parties.
Cement, steel, wiring, pipes, paint and fittings come from brands you already know — the same ones printed on your rate card. The original bills come to you, and nothing gets swapped quietly on site.
